How should a bootstrapped SaaS startup target its initial customer segment during early sales outreach?

Client selection is everything here.
Yes, you’re still going to do hand-to-hand combat: pick up the phone, visit offices, sit across the desk. But because your product is still early and probably underfeatured, don’t start with “realtors” broadly. That’s too wide.
Find the realtor whose pain is so intense they’ll forgive what’s missing because you solve the thing keeping them up at night: missed follow-ups, slow responses, lost commissions.
At Looker, we didn’t initially sell to everyone. We sold to venture-backed tech companies where the CEO was a technical founder. Why? The pain — information visibility — was felt by the CEO. They could evaluate the product themselves, install it themselves, and most importantly, decide themselves. No committee. No procurement. No six-week legal review.
This wont be your be-all, end-all focus. In our case, we knew we would eventually have to move up to selling to larger, more complex, more sales-hardened organizations (since venture backed tech churned too readily for reasons that had nothing to do with us). But that could wait. For now we needed to stay alive.
So your target is definitely not “all realtors.” It may not even be Keller Williams. It might be independents without adequate tech resources. Or the agent or team leader with urgent follow-up pain and decision authority.
So go figure out which of your potential clients matches that profile. then go after them.
